How to Make Your Money Last as Long as You Do: A Guide to Money Management and Investing in Positive Cash-Flow PropertyThis is Margaret’s first book and it is a solid read. It debunks the myth of negative gearing, which is so popular in Australia. I never understood why it is so popular to lose $1 and get 30cents back in the hope of making money through capital gains when you can earn money, pay almost no tax and still get capital gains. This book will teach you about investing and creating an income that you can live off without going to work.

8. Seven Steps To Accelerated Wealth – John Fitzgerald
Seven Steps to Accelerated WealthThis book doesn’t focus on positive cash flow as an investment strategy though it does endorse neutral cash flow (where expenses and income are the same so it doesn’t cost you anything). I read this book when I was only 18 and it gave me great insight into how property and equity can help you become financially free. A great read by another very successful real estate investor.
